II. GEOGRAPHICAL LOCATION OF AN PHAT I INDUSTRIAL PARK

  • An Phat 1 Industrial Park is located at Km69, National Highway 37, a place connecting trade with many provinces and cities that are key industrial and service centers of Northern Vietnam. The industrial park promises to be an important transit point in the economic corridor of the entire region. In addition, with abundant human resources available locally, investors can completely rest assured when investing in production and business here.

III. AN PHAT I INDUSTRIAL PARK INFRASTRUCTURE SYSTEM

Electricity distribution system:

  • Power supply for production for An Phat 1 Industrial Park is guaranteed to be provided through a 110/35/22kV transformer station with a capacity of 2*25 MVA.
  • 22 kV lines are connected to each plot of land in the industrial park.

Water supply system:

  • Clean water for production and daily life in the industrial park is provided by an internal clean water treatment plant capable of providing a maximum capacity of 20,000 m3/day and night, serving the entire industrial park and industrial park. residential services and future expansion needs of the industrial park.
  • In particular, the capacity of phase 1 of the water supply plant is 5,000 m3/day and night.

Waste water treatment system:

  • All wastewater production in AN PHAT I INDUSTRIAL PARK will be collected and treated at the internal wastewater station located in the southwest of the industrial park, with a treatment capacity of 4,100 m3/day and night.
  • The system is capable of treating input wastewater from column B to column A before releasing into the environment.

Internal road system:

  • The main road of AN PHAT I INDUSTRIAL PARK has cross-section widths of 42 m and 38 m, of which the width of the traffic bed is 2*7.5 m;
  • Internal branch roads in the industrial park have a cross-section width of 19 m – 21 m, of which the roadbed width is 11 m.
  • The entire road system in the industrial park is equipped with sidewalks, trees and lighting systems on both sides of the road.

Fire protection system:

  • Fire hydrants along the D100 pipeline in the industrial park are arranged at a distance of 100-150m/head, helping to respond well and promptly handle fire incidents in the industrial park.

Other infrastructure facilities:

  • The communication system is planned with underground cables to each plot of land in the industrial park;
  • Domestic waste collection, classification and treatment system;
  • The rainwater drainage system is built independently of the wastewater drainage system, combined with a drainage pump with a capacity of 2m3/s along with a leveling height from +2.70m to +3.20m to ensure good flood resistance. waterlogging; Green tree and water surface system;
  • Lighting systems.

Outside amenities:

  • Urban service area (300m away), hospital, school, golf course, inland waterway port.

IV. LAND RENTAL COSTS AND INVESTMENT INCENTIVES IN AN PHAT I INDUSTRIAL PARK

Land rental costs

 

  • Infrastructure usage fee: 100 USD/m2/entire lease term, unit price may change depending on the area and location of the rented land lot
  • Infrastructure management and maintenance fee: 0.6 USD/m2/year
  • Land rental: Form of one-time land rental payment, the land rental value is included in the infrastructure use fee
  • Electricity supply price: Apply according to EVN’s electricity supply price schedule
  • Water supply price: 0.6 USD/m3, water supply unit price is adjusted according to the decision of Hai Duong Provincial People’s Committee
  • Wastewater treatment fee: 0.4 USD/m3, depending on the quality of input wastewater. The amount of wastewater is calculated as 80% of the amount of clean water used.

  • Corporate income tax incentives: 100% exemption of corporate income tax for the first 02 years, 50% reduction of tax payable in the next 04 years.
  • Import tax incentives: Import tax exemption for goods on the list of tax incentives imported to create fixed assets for businesses.
  • In addition, the investor of AN PHAT I INDUSTRIAL PARK also provides free support to investors in the industrial park for investment licensing procedures.
